I want to let the money accrue interest/earnings tax free for as long as possible, but didn’t want to lose the ability to withdraw the money penalty-free. I’ve had the account for more than 5 years, so that requirement is met.
Additionally, can it be used for “renovating” my first home, or does it HAVE to go towards a down payment or closing costs etc.?

I purchased a condo in November of 07 and am interested in buying another piece of property to have as rental property. Since the prices (in the Washington, DC area) have drastically reduced- I want to get a piece of pie before the market corrects itself.
But I don’t have very much extra in savings ($6k). My other bills are reasonable. I may have a renter lined up, I just need the property. I’m not sure how financing would work either.

Foolishly, about a month ago, I bought a house at full price that turns out to need major renovations. It probably needs to be totally gutted. The previous owners did their best to hide the problems and fooled me. Basically, the house is covered in cat urine. A male cat likes to spray high to mark his territory and he never went outside. As soon as you walk in you smell it. It’s on the doors, closet doors, kitchen countertops, carpets, cupboard doors, walls, on the tiles and glass door in the shower. You can only see it with uv light.
I am using natures miracle and plan to seal in the smell as best as I can with Kilz Original on the floors, doors and walls.
But I am short of money to pay for the renovations. So I am thinking of selling and losing money on it. The prices of houses here have dropped a little so I won’t get as much and there are plenty on the market.
I could sit it out and wait for house prices to go up over time. But it’s not a pleasant place to be right now
