I bought a fixer-upper. I never lived in it or rented it. I made many improvements and repairs to the property. I also incurred expenses when I sold the property about 8 months later. Where do I report the expenses and gains from the sale on my income taxes?
I have been trying to find out what happens when letting an investment property go. Is it the same as a normal foreclosure or short sale, where you get taxed on the difference? Or is there some other route this takes. Just a question not my situation!

I have excellent credit, money to make a 20% down payment, and I’m looking at buying a relatively cheap pre-forclosure house. I’m getting high monthly payments estimates from mortgage companies. I’d make next to no profits. How do people afford to buy and make money off of investment properties? Is there secret funding somewhere?
I have had no luck with realtors of any kind. All they want to do is sell you a house you cant afford.
What happens to the lean holders on the property? How do they get paid there debt?

I want to start off with a four unit apartment building and use that as leverage to attain more properties. What statistics should I look for that will shoot out a red flag of interest to make them the most appealing, cap rate, operating expenses, taxes, etc…? I want to have a local real estate management company look after it since they are more experienced in managing properties than I am. I know this will decrease the amount of cash flow the property will produce but at least I know the property is managed properly.
What if you convert from primary residence to investment property? Do you have to notify your lender? Do you have to refi?
Aren’t the interest rates different for primary residence and investment properties?
