I Live In The Bay Area, California. I Am A First-time Home Buyer. I Have Excellent Credit..?

(750+). My monthly income is 3000. I am interested in buying a condo (7 years old) which is priced at 399,900 and I am planning to put 5% down. I have met with two lenders..Lender A suggested 2 loans (to avoid paying the PMI) and Lender B suggested 1 loan. I would like to keep my mortgage payments as low as possible, and plan to live there for about 5-7 years. Any suggestions would be appreciated!

Is It A Good Time To Buy A House In Northern California? Or Do You Think House Prices Will Go Down In 2008?

Housing will probably decline slightly in 2008 and remain flat after that. There is no catalyst for a huge decline in housing. Employment is still fairly good in Northern California. Try an excel spreadsheet and see what you can afford w/ 30 yr fixed + property taxes. If you can swing the payments go for it!!!!!!
Houses with big backyards are RARE in NCAL. They just dont build them like that anymore. If you find one, go for it!

I know that there is no prepayment penalty on fixed rate mortgages in California. I’m looking to pay off my mortgage in the next 2 years and the rates on the 3/1 ARMs look good. However, a prepayment penalty may invalidate the savings.

First Time Home Buyer In Vegas And Need To Relocate From California?

Hi, my husband and i are looking into buying a home in vegas. we would have to relocate from california and we are thinking of doing it by october this year. we are looking into properties from $150k to $200k but are very confused on the whole loan, down payment, interest, buying process. can anyone help? what is the least we can put down? how can we get a loan? is the loan for the entire amount of the property? how does all this work? Where In Southern California Is A Good Buy For A First-time Home Buyer?

I have managed to save up some money. Where in Southern California is still affordable, safe, and somewhat near the beach? I own a home in Southern California that I inherited and rented out, so I think that might help with getting a loan. This will be my first time buying myself. Any ideas?
On a side not, I’m an avid surfer, so that’s why being near the beach is a requirement.

I have great credit and qualify perfectly for the California first time buyers program – 6.25% fixed for 35 years and interest only for first 5 years. These mortgage guys feel like sharks and the closing costs are so murky – any good experiences with lenders approved to offer this deal? Thanks!
